LendingOne offers a comprehensive lineup of investment property loans designed exclusively for residential real estate investors. DSCR rental loans qualify properties based on rental income rather than borrower personal income, with loan amounts starting at $70,000 and 30-year fixed, ARM, and interest-only structures available. The lender also offers fix-and-flip bridge loans with up to 92.5% loan-to-cost coverage, fix-to-rent financing, ground-up new construction loans, and multifamily financing. The Private Client Group handles institutional transactions with non-recourse loans for build-to-rent aggregation, renovation facilities, and SFR portfolio term loans with capacities exceeding $100 million and flexible 5, 7, and 10-year terms. LendingOne uses its own capital across all loan products.

LendingOne is a strong choice for real estate investors who want a direct private lender that spans the full spectrum from individual fix-and-flip deals through institutional SFR portfolio facilities. What stands out most is the breadth of investor segments served: tiered programs for emerging, growth, professional, and institutional clients, anchored by the Private Client Group for portfolio aggregation. The lender competes on certainty and scalability, not on being the cheapest option. The active RTL securitization program and $6 billion in cumulative originations give LendingOne real institutional credibility. The tradeoff is that the current ownership structure is undisclosed, with the 2021 sale to an unnamed global asset manager.

Pros:

  • Full investor lifecycle from fix-and-flip to institutional
  • $6 billion in funded loans since 2014
  • Dedicated Private Client Group for portfolio deals

Cons:

  • Current ownership not publicly disclosed
  • Not lending in five states including Nevada and Utah
  • Rates generally higher than conforming loan options
