Kiavi is the most established choice for real estate investors who need a tech-forward private lender that can scale with a growing portfolio. What stands out most is the sheer size of the operation: $30 billion in cumulative originations, 100,000 loans funded, and the #1 ranking in US fix-and-flip lending by volume. The lender isn’t trying to be a low-cost commodity option; it competes on speed, technology, and reliability of execution. Coverage in 49 states plus DC, an 80% repeat customer rate, and active capital markets securitization back up the scale story. The tradeoff is that BBB records show a mixed customer service track record.

Pros:

  • #1 US fix-and-flip lender by 2024 volume
  • $30 billion in funded investor loans since 2013
  • Fast online closings often in 7 days

Cons:

  • Not lending in Utah, 49-state coverage only
  • BBB record shows mixed customer service feedback
  • Not the lowest rates in DSCR competitive segment
